Today's topic is for home buyers
specifically testing of the property
before you close on the purchase I want
to talk about the standard offer to
purchase WB Form 11 published by
Wisconsin Realtors Association used by
a vast majority of realtors in this state
that form allows for inspection but no
testing other than carbon monoxide
I suggest you consider other things you
may have a sensitivity to and include
contingencies for testing for these such
as mold asbestos or radon gas are three
common things you might want to include
testing in your offer to purchase many
people have mold allergies and mold can
be very expensive to clean up from a
house so consider adding a testing
contingency for mold
in addition radon gas can typically be
mitigated I've heard systems can cost
eight to twelve hundred dollars or more
but be aware this would be an additional
class so it would be good to have the
testing done so you know what you're
getting into before you close on the
purchase now just to clarify testing is
a physical taking of samples and you can
also have the home inspection which is a
visual inspection so consider in your
offer to purchase adding in mold
asbestos and radon gas testing when you
make that offer so that you can know
up front what you're buying and also
avoid any surprises down the road so
